The property is situated in the Tsanakona area, along the western bank of the beautiful Thamalakane River (an off-shoot of the world-famous Okavango Delta) approx. 8km from the town centre of Maun with only a short 1km dirt road to the property (accessible by small cars). It is in a quiet and undeveloped part of the village with vacant plots on all fronts lending an air of exclusivity. In actual fact, the surrounding land has been reserved for future tourism property development, which means the property will only appreciate in value in years to come. The manner in which it is designed, and the fact that it is fully self-contained and furnished, makes it ideally suited for a small guest lodge. It is also ideal as a base for safari operators, or for expatriates looking for fully furnished accommodation in Maun.
Another one of the property's best qualities is the fact that the existing buildings were constructed in one corner (roughly one third) of the plot leaving ample room for further development on the remaining two thirds of the plot.
The property itself is very appealing, but somewhat rustic in quality. The brick under corrugated buildings are seven years old and include a separate living area with three bedrooms, separate bathroom/toilet and shower/toilet. A unique feature is the semi-detached open-plan kitchen with an umbrella thorn tree growing through the roof. Adjoining lounge/dining room and office/study cum spare room. All these buildings together measure approx. 111m² and form an “L” shape. There are also two outbuildings, i.e. Dura (portable) huts; one is used as the domestic worker’s quarters with separate outside shower and flush toilet, and the other is used a storeroom/tool shed.
There is a well-maintained 12000l tough/durable vinyl pool sunken in the ground with pump and filter. For children’s entertainment there is a large 10ft free-standing trampoline and a sturdy, but portable swing.
6ft security fencing with walling on three sides, but no walling in front of property, as this would obscure attractive river view. It has several small/medium indigenous trees (25 in all) and a small attractive/manageable garden. Electricity is supplied by Botswana Power Corporation and the property has its own electrically operated borehole with an excellent supply of safe, clean potable water. The 30m borehole yields up to 1000l/hr and water is pumped into 5000l tank on a 6m tank stand.
